Maintenance, Repair, or Capital Planning?
The hardest part of running a roof program is knowing when an item stops being maintenance. Drawing that line honestly is what keeps a program credible, and it is why we separate the three tiers rather than quietly rolling repair work into a service visit.
Scheduled Preventive Maintenance
The roof is broadly serviceable and the work is recurring: clearing drainage, resealing aging details, correcting minor punctures, and tracking known conditions. This is the tier that satisfies most warranty requirements and carries a predictable annual cost.
Corrective Repair
A specific failure has been found. Open seams, damaged membrane, failed flashing, or a leaking penetration need cut and patch work with system compatible materials, and that belongs in a defined repair scope with its own price rather than buried inside a maintenance visit.
Restoration or Replacement Planning
When the same areas keep coming back, repair frequency is climbing, or moisture is suspected below the membrane, the conversation moves to capital. A moisture survey and core cuts turn that from an argument about roof age into a decision based on the condition of the assembly.
