Two Plies Means a Second Chance

A single ply roof has exactly one waterproofing layer, and a puncture through it reaches the insulation. A two ply modified bitumen system has a base sheet under the cap sheet, so damage to the surface does not automatically put water in the assembly. That redundancy, plus a granulated cap surface tolerating foot traffic better than most membranes, is why modified bitumen still makes sense on small crowded roofs even in a market dominated by single ply. It remains a system we specify by choice within our commercial roofing services in Maryland.

Modified Bitumen Conditions Worth Attention

Asphaltic roofs age visibly, which is genuinely useful. You can often watch the problem developing before it becomes a leak.

Granule Loss Exposing the Asphalt

The granulated surface is the UV protection on a cap sheet. Where granules wash into the drains or wear away under a walking route, the asphalt beneath begins oxidizing directly, and that is where splitting eventually starts.

Splits and Cracks in the Field

Asphaltic membranes get brittle with age and split under thermal movement, particularly where the roof crosses a structural joint or a change in deck material. A split is different from a puncture and usually means the membrane is losing flexibility across the roof rather than at one spot.

Open Laps and Fishmouths

Laps that were not fully bonded during installation open up as the roof cycles through the seasons. A fishmouth, where the edge of a lap curls upward, is a direct water entry point and one of the more common asphaltic failures.

Layers of Mastic and Unknown Coatings

Older modified bitumen roofs collect patches. Aluminum coatings, roofing cement, and unidentified products build up over the years and complicate both new repairs and any restoration decision, because compatibility has to be established before anything else goes on.

SBS, APP, or Something Else

The modifier determines how the membrane behaves in cold weather and how it can be installed, and in Maryland's freeze thaw climate that difference is not academic.

Restoration Instead of Reroof

A modified bitumen roof with a sound substrate and correctable defects may qualify for a coating system rather than a new membrane, at considerably lower cost. Compatibility with any existing coatings has to be verified first, and moisture testing decides whether it is viable at all.

Identify what is on the roof, choose an application method that fits the building rather than the crew, and detail the laps properly.

Identify the System and Surfacing

SBS or APP where determinable, ply count, smooth or granulated surface, reinforcement type, and whatever previous coatings or mastics have been applied, since all of that constrains what can be done next.

Choose the Application Method

Torch, hot asphalt, cold adhesive, or self adhered. Occupied buildings, fire risk, insurance requirements, and odor considerations often rule out the fastest option, and that decision belongs with the owner.

Install Compatible Asphaltic Work

Repairs and new plies use materials matched to the existing system, with laps fully bonded and rolled and flashings built up properly at curbs, walls, and penetrations.

Inspect Laps and Flashings

Completed laps, seams, base flashings, and penetration details are inspected for full bond and proper bleed out, then photographed for the roof record.

The Application Method Is a Safety Decision

Torch applied modified bitumen is fast, and it involves open flame on your roof. Fires started by torch work are a real category of loss, and many occupied buildings, insurers, and institutional owners will not allow it. Cold applied and self adhered SBS systems exist precisely for that reason. What is the difference between SBS and APP?

SBS uses a rubber modifier and stays flexible in cold weather, and it can be torch applied, hot mopped, cold applied, or self adhered. APP uses a plastic modifier, is stiffer with a higher softening point, and is typically torch applied. SBS is more common in northern and central climates including Maryland.

It involves open flame on the roof, and torch related fires are a genuine risk. Many occupied buildings, insurers, and institutional owners prohibit it outright. Cold applied and self adhered SBS systems provide the same membrane without the flame, and that decision should be made deliberately before the project is scheduled.

Can modified bitumen be repaired?

Yes, and it is one of the more forgiving systems to repair. Splits, punctures, open laps, and flashing failures can all be corrected with compatible asphaltic materials. The main complication on older roofs is previous mastic and coatings, which have to be identified before new material goes over them.
