PVC Is the Answer to a Specific Problem

The chlorine in PVC's molecular structure makes it non reactive with the fats, oils, and greases in commercial kitchen exhaust. That is the whole case. On a restaurant roof, grease condenses in a zone extending well beyond each exhaust vent, and those oils migrate into a TPO membrane, causing it to swell, soften, and turn tacky. PVC shrugs that off, and it is also the most fire resistant single ply membrane, being difficult to ignite and self extinguishing. That specificity is why we do not treat membranes as interchangeable across our commercial roofing services in Maryland.

PVC Conditions Worth Attention

PVC ages by a mechanism the other membranes do not share, and knowing what it is changes what you look for.

Membrane Getting Stiff or Brittle

PVC uses plasticizers to stay flexible, and traditional liquid plasticizers migrate out over years of heat and UV. As they leave, the sheet hardens, shrinks, and eventually cracks. This is the clock running on a PVC roof, and it is why formulation matters more here than on any other membrane.

Shrinkage Pulling at Details

Plasticizer loss and shrinkage travel together. Membrane pulling at corners, curbs, and terminations on an older PVC roof is usually this rather than a fastening problem, and it points toward assessing the whole membrane instead of one detail.

Open or Contaminated Welds

PVC welds like TPO but is not compatible with it. Weld areas contaminated by grease or dirt will not fuse, and a repair attempted with TPO material on a PVC roof will fail. White thermoplastic roofs need positive identification before anyone opens a box of patch material.

Grease Buildup That Was Never Cleaned

PVC resists grease far better than TPO, but oils and fats still accelerate plasticizer loss where they sit and soak. Cleaning the exhaust zone is a genuine maintenance item on a restaurant roof, not housekeeping.

Standard PVC, KEE, or a Different System

The plasticizer question is the real specification decision on a PVC roof, and it is worth understanding before anyone signs a proposal.

Least Invasive

Standard PVC

Well proven, welded seams, strong chemical and fire resistance, at a lower cost than KEE formulations. Its aging mechanism is plasticizer migration, so a quality formulation and adequate membrane thickness matter to how long that process takes to show up.

Buys You Years

PVC With KEE

KEE, ketone ethylene ester, is a solid plasticizer that bonds into the PVC rather than migrating out of it. That directly addresses the embrittlement and shrinkage limiting standard PVC, and it carries the longest warranty tiers. It costs more, and on a heavy grease exposure roof it usually earns that back.

Full Upgrade & Reset

A Different System Entirely

If the roof has no chemical or grease exposure, PVC's main advantage is simply not being used. TPO covers the same ground at lower cost and EPDM offers better repairability. Paying the PVC premium on a plain office building is spending money on a property that does not need it.

Confirm the membrane, weld with compatible PVC, and specify formulation according to what the roof is actually exposed to.

Positively Identify the Membrane

PVC and TPO look similar and are chemically different. Identification comes before material selection, using a core cut wherever the roof surface and available records do not settle the question.

Clean the Weld Area Thoroughly

Grease and dirt prevent fusion. On roofs with kitchen exhaust, weld areas need genuine degreasing rather than a wipe, because a contaminated weld will look finished on the day and open later.

Weld and Detail With Compatible PVC

Hot air welding with matching PVC membrane and manufacturer accessories, with welder settings adjusted for ambient conditions and test welds run before production work begins.

Probe the Welds

Finished seams are probed to confirm fusion along their full length rather than judged by appearance, and the completed work is photographed for the roof file.

PVC carries a higher price than TPO, which makes it an easy upsell on buildings that have no reason for it. Golden Eagle specifies PVC where exposure justifies it and says so plainly when it does not. On buildings that do need it, we treat weld cleanliness and formulation as the specification decisions they actually are. Where PVC Belongs

PVC earns its cost in specific building types and is genuinely optional in the rest.

Restaurants and Food Processing

The clearest case for PVC. Grease laden exhaust condenses on the membrane around every vent, and PVC is the single ply system chemically suited to living in it. Anything else on these roofs is a compromise with a shorter clock.

Exhaust containing oils, solvents, or acids, and buildings where fire resistance carries weight with the insurer. PVC's chlorine content makes it self extinguishing, which is a real consideration on some industrial properties.

Institutional Buildings

Schools and healthcare facilities with cafeteria exhaust, lab fume discharge, or pool chemical exposure. Often only part of the roof faces that exposure, and it is worth deciding whether the whole roof or a single zone gets the PVC specification.

Is PVC the same as TPO?

No. Both are thermoplastic and both use hot air welded seams, but they are chemically different and are not compatible repair materials. The practical difference is chemical resistance: PVC handles the grease, oils, and fats that degrade TPO, which is why restaurant roofs get PVC.

What is KEE and do I need it?
